Estimates, not quotes

Grades, prices, reach, valuations, and cap rates on Perch are modeled from public data (see Methodology). They are estimates for research, not offers, quotes, appraisals, or advice. Confirm price, availability, size, and format with the board owner before you buy, lease, or invest. Perch is provided as is, without warranties of any kind, and Perch is not liable for decisions made from it.

What you may do

Browse the site, use the map, export the boards you are looking at for your own research, and share links to pages. You may quote small portions, such as a single board's grade or estimate, with a link back to Perch. If you use Perch to evaluate a purchase or lease for your own business, that is fine too.

What you may not do

• Scrape, crawl, or bulk download Perch's pages, data files, or map data, by script, bot, or any automated means, or collect them by hand at scale.
• Reuse Perch's Perch Estimates, grades, scores, or the compiled dataset for any commercial purpose. That includes selling, licensing, or republishing them, building them into another product, database, listing, report, or service, and using them to train or test machine learning or AI models.
• Build a competing billboard pricing, grading, or listing product from Perch's data or scoring model.
• Present Perch's modeled prices as real quotes, or imply Perch endorses a board, seller, or advertiser.
• Submit false pricing or flags, or interfere with the site or its forms.

Commercial use, data licensing, and bulk access are available with written permission. Ask first at the address below.

Ownership

The Perch name, logo, design, scoring model, Perch Estimates, grades, written content, and compiled dataset are the property of Perch. Perch has put real work into selecting, combining, scoring, and pricing the public records, and the result is protected even though the raw records are public. Perch™ is an unregistered trademark. The underlying records (Illinois DOT permits and traffic counts, U.S. Census figures, OpenStreetMap, Esri map imagery) belong to their respective sources and remain subject to their terms. Anything you submit (such as a real price) you allow Perch to use to improve the site; your name and contact details are never published (see Privacy).

Using Perch means agreeing

By using the site you agree to these terms. Perch may block access that breaks them, and may update the terms from time to time; the date above shows the latest version. These terms are governed by the laws of the State of Illinois.
